Investec Opens REALIS Real Estate Strategy to External Investors

Launched two years ago, the strategy focuses on equity injections between £5 million and £20 million per transaction. This scale positions the fund below the £30 million-plus threshold often favored by large private equity managers, allowing Investec to capitalize on a segment where competition has thinned due to regulatory costs. Having recently closed its 10th deal, the platform has reached a combined gross development value exceeding £300 million.

Yon Papageorgiou, head of real estate equity investments, noted that the strategy maintains a 15 percent net return target over two-to-four-year windows, with loan-to-value ratios capped at 65 percent. External investors are required to commit a minimum of £1 million per transaction. Investec and the management team continue to co-invest alongside clients to ensure alignment.

By leveraging existing infrastructure and a network of 150 operating partners, the firm keeps overheads low while deploying approximately £250 million in property value annually. A core focus has been prime regional offices, where rental growth in major cities hit record highs as occupiers demand high-quality space amid constrained supply. With roughly half of current participants being international, the expansion aims to provide well-capitalized investors a route into the UK market without the burden of legacy portfolio challenges.
