Private Infrastructure Remains a Hedge Against Economic Volatility

Infrastructure is proving its resilience despite an environment of elevated interest rates. According to Anish Butani, managing director at bfinance, the asset class provides a reliable hedge against inflation while remaining largely insulated from broader economic downturns. Unlike private equity, which remains tightly linked to GDP performance, infrastructure projects are currently buoyed by long-term structural shifts.

Six primary megatrends are accelerating capital deployment: digitalization, artificial intelligence, electrification, industrial reshoring, demographic shifts, and energy security. In Europe, the push for energy independence is driving a transition toward renewables, reducing reliance on imported oil and gas. Simultaneously, aging populations are increasing demand for specialized facilities such as care homes.

Even as some regions face temporary hurdles—such as New York’s recent pause on data center construction due to resource constraints—the investment outlook remains bullish. Scandinavian firms are already piloting sustainable liquid cooling and water management systems to satisfy both AI infrastructure requirements and strict environmental mandates. This trend toward efficiency suggests that data center growth will persist, albeit with localized deployment delays.

KKR’s recent $19 billion fund close underscores this momentum. The firm has scaled its infrastructure assets from £9.5 billion in 2019 to approximately £90 billion today. With a focus on North America and Western Europe, KKR is targeting fiber networks, energy transition projects, and industrial assets. For institutional investors, these sectors offer a rare combination of stability and exposure to the fundamental shifts reshaping the global economy.
